If you were looking to buy a new home, would you choose one that just had their roof replaced? Or, would you choose a cheaper home with one that appeared to be old or damaged? While some might prefer to choose the cheaper home, others might favor a slightly more expensive home with brand new exteriors. In fact, one the reasons people will opt for the more expensive option is because replacing a roof can be costly.
Having a new roof will most likely ensure that you pass inspection.
If you were contemplating an update to your exteriors before selling your home, this might be the better decision. The majority of buyers have someone come out and expect the home before they make their final decision. So, if you are in a rush to sell, make sure that everything is up to par. If the inspector determines that any exterior fixtures will need updates a year or two from now, the buyer may ask you to lower the price.
Are there other homes for sale in your area? Check out their condition.
If there are other homes for sale on your street, section or town, you may have some serious competition. This is especially true if your home is priced similar to the others and they look to be in similar condition. If you want to help make your home look exceptional, investing in some needed updates may make it more marketable.
In the end, if you can afford to update your roof and you have been told by your realtor that doing so will make your home sell faster, do it! For a lot of people, making the decision to move is the easiest part of the process. Not to mention, looking for a new home is fun! But, if you want to move quickly and are willing to do anything to do so, calling a South Jersey roofer to update your home’s exterior is a smart move!
